Reservations: Our rental office is open from 9:00 AM to 5:00 PM Monday through
Saturday with a reservationists ready to help you in your selection of
a vacation home. It will help to have several choices in mind, or we
can assist you by asking your price range, number of persons to be
accommodated, location, etc. Please bear in mind that the homes are
owned by individuals and are furnished to their tastes and needs.
There is wide range of amenities provided-from luxury to basic-so be
certain your selection has provisions for your needs and taste. Each
description lists the amenities the unit offers. It is important that
you take time and care while making your selection. No transfer can be
made after the reservation is confirmed, whether it be before or after
your check-in. Once your reservation is made, a lease will be sent to
you, 50% (one-half) of the total rent amount plus sales tax, security
deposit & key deposit is required to reach us within seven days, along
with your lease. Please sign the agreement and return it. The lease
holder is required to be at least 25 (twenty-five) years old.
Reservations made and not confirmed by deposit cannot be honored and
shall be automatically cancelled. Should your deposit reach us after
that date and the reservation has been cancelled, an attempt will be
made to reinstate the original reservation.In the event the unit reserved has already been re-rented, your
monies will be returned and a new reservation is required. Prior
to check-in the balance of the rent is due. Personal checks, cashiers
check, and money orders will be accepted for balance of rent 14 days
prior to check-in. If sent after 21 days, payment must be made by
money order or cashiers check. NO PERSONAL CHECKS. If a reservation is
made within 30 days of your arrival, the entire amount of your rental
will be required .
Season Dates:
Off-season: Jan. 1, 2008 to May 22, 2008 In-season: May 23, 2008
to Sept. 1, 2008
Holiday Rates: July 4, 2008 to July 11 2008 Off-season: Sept.
2, 2008 to Dec. 31, 2008
Weekend Rentals: A three-night minimum prevails and security deposits
are required.
Security Deposits:
All of our rental units require a refundable security deposit.
This is to offset the expenses of negligent abuse or extra cleaning
resulting from tenants leaving their rental abnormally dirty. The sum
will be mailed to you approximately 45 days from your departure.
Taxes:
A 7% North Carolina Sales Tax or a 5% Virginia Sales Tax plus 2%
transient tax in Mecklenburg County
is required on all rentals. Taxes are subject to change without notice.
Pet Deposits:
Some of our vacation homes invite you to have your pet share your
vacation. If this is your wish, please be certain the home you choose
offers this advantage. A $250.00 refundable deposit will be charged.
Method of Payment:
Your personal check is acceptable for both the Reservation Deposit
and the final payment 14 days prior to your arrival. (Please be
advised there will be a $25.00 fee for all returned checks.) Monies
paid within 14 days of your arrival date or at check-in must be of a
certified mode: cash, travelers checks, certified or cashier’s check
or postal money order, Visa or MasterCard.
Cancellations:
If for any reason, you cannot occupy your rental unit for the full
or partial term of your lease, EXIT TOWN & LAKE REALTY must be
notified in writing. Every attempt will be made to re-rent the unit,
but if we are not successful, please understand no monies can be
returned. If the unit is re-rented for the same period of time the
monies, less a 20% cancellation fee will be sent to you. We will
accept a cancellation by phone. However, this must be confirmed by
letter immediately.
Office Location:
EXIT TOWN & LAKE REALTY is located just off I-85 in Bracey,
VA. Off I-85 take exit #4 (VA exit closest to NC line).
Turn east on Highway 903. Go approximately 300 yards; after
passing Uppy's Convenience Store on the right take the next street to
the left which is Bracey Dr. Immediately after turning
onto Bracey Drive make a left turn into our parking lot.
We are in a white A-frame with a green roof and green awnings with our
name on them. Come by and let us hand you the keys to your summer
vacation.
Check-In/Check-Out
Policy:
Your vacation rental will be available between 2:00 and 4:00 PM.
Please do not ask for a change in this policy. Late arrival
arrangements may be made if your time schedule is to be after 4:00 PM.
Please call us so that special instructions may be relayed to you.
However, all monies must be paid in advance. (Late check-ins may
be subject to a $50 fee). By 11:00 AM on the day of your
departure, your vacation home should be empty of your personal
belongings, trash out and in the proper receptacles, all dishes washed
and generally neat and orderly. Please be certain that you have taken
with you all personal items, for unfortunately, EXIT TOWN & LAKE
REALTY cannot be responsible for items left behind. Keys must be
returned to our office, unless otherwise instructed. (If the office is closed put keys in black
mailbox on railing by back door across from the Pepsi vending
machine). Please have a safe trip home and "come and see us
again, soon".
Maintenance, Equipment
and Care of Rental Units:
Each vacation home is equipped for normal housekeeping with
pillows, bedspreads, basic cookware, glassware, cups, dishes, etc. for
the number of occupants permitted. Small appliances such as clock
radios, electric skillets, blenders, and beach items may not be
provided and should be brought from home. Linens (sheets, pillow
cases, blankets, towels and kitchen linens) are not provided.
You should provide your own toilet tissue and paper towels, cleaning
supplies (dishwashing detergent, etc.), hangers and, of course, your
own personal toiletries. We endeavor to achieve
cleanliness of the homes and to maintain the equipment in good working
order. Should you experience difficulty, please call us as quickly as
possible so we may correct the problem.
Your vacation home is, in actuality, the owner’s home. We ask that
you treat it with care as you would your own home. Please respect any
locked areas within your rental home, for they contain the owner’s
personal possessions and are not made available to others. Should
damage occur, please report it promptly to our office. Please
understand that the person signing the Rental Agreement is responsible
for the members of his party.
Any break in of owners private closet or other locked areas will
result in forfeiture of entire security deposit.
Televisions and
Telephones:
Many of our homes do provide televisions and VCRs and are so
designated. Others provide cable only and are so stated. We cannot
guarantee repair or replacement of a television or VCR should there be
a malfunction during your stay.
Telephones are also provided in most units. There may be used for
local calls without charge. Long distance calls may only be made
to toll-free numbers or by using phone cards.
Mail, Phone Messages
and Emergencies:
Mail and phone messages may be received at our office. Please be
sure to leave the unit name and last name of the person who made the
reservation with anyone who might have need to reach you. Then check
with our office regularly if you are expecting contact. Please
understand that only emergency messages can be delivered to you
(illness, accident or death). Business matters cannot be classified as
an emergency.
Maintenance, Rebates,
Refunds, Replacements:
All equipment in each home should be in working order. Please
report any inoperative equipment to our office promptly! We will make
every reasonable effort to have repairs made as soon as possible,
however, there are limited service contractors in our area. No
reduction of rent, rebate, or refund will be issued for any mechanical
failure of air conditioning, dishwasher, washer, dryer, TV, or other
appliances. EXIT TOWN & LAKE REALTY is not responsible for
statistical or typographical errors nor changes in the amenities, bed
arrangements or furnishings made by individual home owners. There will
be no refunds for inclement weather, including hurricanes.
Tenant Policy:
The number of persons permitted in the rental home you select is
limited to the number stated in the description for that particular
home. We must strictly adhere to this maximum occupancy for fire and
health codes and also for your own enjoyment of your vacation.
Overcrowding would result in not enough bedding, dining essentials and
leisure space and, in some instances, result in eviction from the
unit.
Family Groups:
Lake Gaston has always been (and EXIT TOWN & LAKE REALTY hopes
that it will continue to be) a family oriented vacation land. It is
our policy to rent only to family groups. A family group is defined as
immediate and extended family members (parents, grandparents and
children) vacationing in one home. A non-family group is defined as:
Unmarried young adults, high school students, fraternities and
sororities or any other group-type situation. We also reserve the
right to refuse rental, cancel existing reservations, return money
received, and terminate occupancy without refund if the occupancy, in
our opinion, is detrimental to the property and its owners that we
represent. Violation of the above is grounds for immediate eviction
with NO REFUND OF RENT.
